About Me
I have yet to figure out how to fill in a "box" that tells you who I am! I can tell you what I know about myself and how that can change daily just because life always manages to throw us curve balls and we need to adapt!
First off, I'm FUN! Life is too short to not laugh at yourself (or others for that matter) :-)
Real Estate is really no different. I work diligently to offer relevant advice and to make sure you are protected throughout your entire Real Estate Transaction, but there's no reason not to have a good sense of humor in the process!
I also know that Real Estate takes TIME. Just because you're gathering information doesn't mean you want to jump in my car and start looking at properties! It takes time to figure out what YOUR needs are, create a strategy and then implement it according to your schedule. Thankfully, a good sense of humor helps to break the stress and monotony of viewing homes, writing offers and negotiating the best possible scenario so that everyone wins!

Investors have a different set of rules. Most lenders now require a 35% down payment. If they are buying condo's there are different "hits" for that. A lender would be the best person to assist your sister in the process. Once she understands what her payment will be, how much she will need to put down and closing costs, they will determine together how much home she can afford.

If you have any other questions or need assistance finding a reputable lender, I'd be happy to recommend two or three that have helped my clients in the past.

Fortunately for you, you can fire the Broker/agent at any given time.

Unfortunately, Agents representing a buyer don't always know about the actual sales price on a home that has been or is going to be auctioned until after the fact. The asset manager won't give a buyers agent any information unless they are in contract, negotiating the deal.

I would start interviewing other agents and be sure to ask for client testimonials.
You are, after all, hiring them to represent you.

Hi Diana!

I was in Dayton just a few weeks back! Great city! I am a Career Development Manger and I have this conversation on an almost daily basis.

Generating leads is what is going to grow your business, but how do you do that effectively?
1) Open Houses work only if you WORK them. You need to be prepared. What is going on in the neighborhood? What homes are for sale or have sold? For how much?

2) Ask for an appointment. After all, you are WORKING at an open house. If you don't have any intention to ask for an appointment or at least to get permission to stay in touch wtih them, spend the day with your family!
3) FOLLOW UP FOLLOW UP FOLLOW UP! Most people will visit an average of 6 open houses over the weekend. Even after they meet you they will visit other homes. It is IMPERATIVE to your career to stay in diligent touch with your new "clients". A thank you note sent the same day. A follow up phone call no later than two days after meeting them with relevant information on homes that suit their needs.

There's a lot more to learn, and unfortunately, you're not getting help from your current broker. I'd start interviewing other companies until you find one that fits.

To say that you had a "less than pleasant" experience is obviously an understatement. Unfortunately, not all Realtors are as professional as we would ALL like them to be. Saying that, there are so many professional's out there and the best way to find them is via referrals from your friends and relatives. I'm not sure which company you originally chose, and in reality, it doesn't matter. Some charge a-la-cart fees, but most pay for EVERYTHING up front, at no cost to the seller, which can cost a pretty penny, only to have the seller cancel the listing and the Realtor is left with the costs incurred. Most don't have a problem with this and understand it is the nature of the business. Keep us all posted on what happens! I am interested in knowing the final outcome! - Mon May 11 2009, 13:24

I love to ski (water and snow), and tried snowboarding ONCE....I may try it again, but next time it's going to be with LOTS OF SNOW on the ground!
