I dont recommend seller financing or rent to own for most people, they can be sticky. Pre-foreclosure homes would require you to have regular financing. So, if you can't get a loan, then "pre foreclose" aka short sales are not an option for you.

Considering your financial history, I recommend you start saving some $$, and do a conventional lease for 2 years and then reevaluate. - Yesterday, 16:36
