FYI - In order to qualify for the tax credit you had to be in contract by April 30th and close escrow by June 30th. So you have met the first dead line, you just need to make sure you get the actual approval so you can close by June 30th.

As far as your question about why you received verbal approval, but never received the short sale approval letter. I have been conducting short sales since 2001 and from my years of experience navigating through these nightmares, when you stated that it was reassigned to a new negotiator, that was a dead giveaway of what has happened with your file at Wells Fargo...I can say with about 95% certainty that the previous negotiator has either been moved to another dept or no longer works for Wells Fargo. So what happened is a new negotiator has been handed the mess and now has to figure out what is going on with it.

This sort of thing was very common with Countrywide because they worked their employee’s long hours and for little pay, so they had a huge turn over. It was not uncommon to be reassigned to a new negotiator several times throughout the short sale process.
