One question: how much of your money and time do you need to invest in order to maintain your lanlord's house in "show" condition.
For many Northeasterners, living in a midwest rural area would be too isolating. However, with rent like that, no taxes, and (I assume) very little other costs, you could take the money you're saving and travel - allieviating the "isolation itch."
And while you are right, there are plenty of people who want to move to "quieter, less populated" and less expensive places, it is a good thing for you that there is no a mass exodus from the cities ... wonder what would happen to all those wide-open spaces we read about!
Here in the Northeast, one reason people buy instead of renting (if they can afford it) is to have the tax deductions. Another is so that their housing costs are stable. Another is for the privacy. It's all about quality of life.
'course if you can get the quality you want for only $400 per month ... couldn't do that around here. As someone said, $400 a month won't even get you a closet in my neck of the woods.
