"We met Sylvia Barry during our first open house when we tried to sell our property in Novato by ourselves. Many realtors came out to meet us, but Sylvia stood out in the crowd. She was pleasant, straightforward and unassuming.
After we realized that we needed professional help to sell our property, we hired Sylvia to represent us.
Sylvia sold our house within two weeks. Through her hard work and persistence, we received multiple offers for our house. Sylvia guided us through the paperwork with patience and she was thorough. "I first met Sylvia Barry when I interviewed her for a Project Manager position at the Insurance Company I worked for. We worked together for several years afterwards until we went separate ways. When I decided to sell my house and move to Arizona, Sylvia told me that she had become a Realtor and would love to represent me.
She brought the same skills I had admired when she was a project manager to the job of real estate sale person. Thoroughness, attention to detail and follow through, making sure everyone did their jobs correctly and on time. There is an incredible amount of contractual requirements and paper work involved in selling a house. She made sure all the forms were prepared correctly and signed by all the necessary people. She also added the heretofore unknown to me skills of a home decorator, making suggestions as to how we could make our home more attractive to prospective buyers.
All in all, the home selling process was made much less stressful by Sylvias skill and competence. When we got eight offers, seven over asking price, she suggested we take the best two, and ask one of them to be a backup offer. This turned out to be very foresightful, when our first offer fell through. We had already made an offer on our dream house in Arizona, and would have lost it if Sylvia hadnt been prepared.

By now, you probably have already contacted one of the two agents below, and I am sure they have given you good advise about the property; I am also hoping you have already seen the property and received reports associated with this house.
However, you might also want to learn more about the probate and overbid process (how much is each overbid to prepare for that) as well as the risk associated with it, especially since you have not had the chance to research the home.
In the mearn time, there is another property right around there, not a probate, but an investor owned (tax record via MLS currrently shown as Bank Owned) fixer, which might be something you also want to check into. House was priced at $768K and dropped to $699K on Friday, 06/05.
This allows you more time to check on the condition of the property.

You can check the Golden Gate Transit site

There are a few routes between San Rafael and Novato - to San Marin/Novato, Hamilton/Ignacio or the ones past Novato, such as to Santa Rosa which has stops in Novato.
I believe if you call the Golden Gate Transit, they will send you a schedule which you can carry in case you need to take bus to different places.

Great question and no wonder you are confused, how can all these sites give a different answer about the same thing?
I am a Realtor specialize in Marin county and I am often perplexed by the numbers I see on various sites as the majority does not represent what the real market value of the homes.
The worst part is some of the consumers abide by what they see and often times, can not get the numbers out of their heads even though the assumptions for developing the house prices are vastly different with hugely different results
However, since I have an extensive computer system development background and a master in Statistics, I understand very well that depending on the randomly selected assumptions and criteria set by each company's pricing system, the answer can be quite different.
And in Reality, there are so many variable - Ocean / Mountain view, backs up to open space, highway, style of the home, the upgrades, the specific location, the upkeep, the design factor, number of like homes on market, whether it's remodeled of not, all can make a big difference and those are things a system can not deliver - the human intelligence and intervention!
My suggestion (very self-serving) for you is instead of going on many sites to get artificial comps (comparable market price) of a house, you should go ahead and contact a Realtor who is familiar with homes in the area you are interested in and ask her to give you a comp about the specific property you are interested in. There is normally no obligation from the Realtor to you; and if you ended up buying via this Realtor, he/she will be thrilled.

I am not sure about your Trulia status, but what I have to do to show that I am the listing agent (in this case, you are) is to 'claim' my listing, which will then bind the listing to my profile and people can contact me that way.
If you need a Realtor who specializes in individual global online marketing as well as integrating the effort with the Brokerage to gain the most exposure for his/her clients, please give me a call. That's what I do for my all my clients.
