It sounds like you know there is a big difference between a formal Pre-Approval and Pre-Qualification. You can read more about the difference here: http://www.Steven-Anthony.com/default.aspx?pp=39377 (Make sure you get a Pre-Approval along with an email from the loan agent that states you have a "DO" or "DU Accept" covered in the link above. The result of this effort will help narrow down the "where" of your "Where should I start my home search?"

Certainly, in this market, you will not be taken seriously if you attempt to make an offer without a strong Pre-Approval letter. There are three primary conduits that you can use for your financing (retail, bank, broker), which are described here:

My suggestion WOULD NOT be a retail bank unless it is absolutely necessary, since you will only be exposed to their mortgage rate for the loan product you desire.

If you will be comparing the quotes of different lenders this should be done by asking for a Good Faith Estimate (GFE) from each lender, for the same product, on the same day, at the same time!
