Not all buyer's agency agreements are created the same. Read your agreement. If you need clarification, consult an attorney.
If your buyer's agent showed you the property that you want to buy, then she's the procuring cause. Maybe a straight forward conversation between you and your agent would help to open the lines of communication. You could be pleased with the results.
