Ask them about cars or cooking and they’ll tell you everything you want to know.
Then there are mavens.
Mavens are similar to experts in that they collect information.
However, a maven uses this information to YOUR benefit.
They derive joy from helping others succeed based on their expert advice.

Hi Teresa,

I'm sorry to hear that you're in this situation. I have a client that is looking for a house right now and the same thing happened to her rental.
She sought the advice of a real estate attorney (through the referral of a friend) who told her - for her situation - to not pay the rent but to at least save the money each month in case they came back asking for it.

Now, I'm not suggesting that you do this, but this is what I've heard others be told.

The best thing that I can suggest is to get in touch with your landlord and open the lines of communication so that everyone is on the same page. Is your landlord a real estate management company or is it the owner of the house? See if you can work something out with them to maybe allow you to save up money to move into something new since the foreclosure seems to be ending your lease terms early.

Hi Molly!

If this is a regular sale (non short-sale) or a foreclosure, then the money is generally transferred once all parties have signed the offer and all terms are agreed upon.
If it's a short sale then you generally move the money over to the seller once the bank has given approval on your offer (there is an addendum that states this).

Legally, your agent should hand the money over to their broker within 24 hours of receiving it and then the broker has to deposit it - whether they have an escrow holding account or have an affiliate that does.

Hi!

There are various fees for closing on a property and they depend on whether you are buying with cash or with a mortgage. If you're a cash buyer than those fees are a lot less.

Mortgage fees can be the following:
Appraisal
Survey
Inspection
Title Company
Title Insurance
Mortgage Company fees

If you are buying with a mortgage and you have an idea of what price range you are looking for - you should contact a mortgage lender who can give you a tailored quote.

Short Sale Fees

Wow - I can see agents jumping at the bit to answer this question! ha!

Forgive me for not having a direct answer, but I do have a suggestion:
While I've never charged a buyer or seller a fee for processing a short sale (nor have I heard the question posed before amongst my peers) - I do know that it's legal to have an attorney process and negotiate the short sale and charge a fee. I have a few listings right now where I have an attorney that is handling the whole process. It's a nice listing pitch - "Yes, I have an attorney that will work on our behalf to negotiate your short sale" - I've quickly realized that I like CONTROL and if I want to talk to the bank, I don't like having to go through the attorney - who may be busy at the time.

So that's kind of a babbling-idea-blurb about what you could do if you didn't want to negotiate the deals yourself.
