I recommend hiring a Buyer's Agent who is familar with lease purchase contracts. Buyer's agents work for you and their commission is paid by the seller of the home.
In order to orchestrate a lease purchase, you must sign a lease and a lease option contract. The fee for the lease purchase option varies but a ball park figure would be minimum 3% of the purchase price. That option fee is non-refundable if you do not buy the house. If you do buy the home at some future date, then the option fee applies to the closing costs.
