Buyin a house in plano and Murphy?

Ronda Allen, C.P.M. answered:
Your criteria is too tight to bring back any results at the moment. Murphy is home to quite a few homes with large square footage that meet your age of home criteria. But, the fact that you want a pool already at the home limits your search results dramatically. Your price point fits some of Plano, but not 4-bedrooms, 3-full baths, pool, and under 5-years old. in Plano/Murphy, you're looking at $300,000 and up to get such a home. If your budget is really $180-200k, you'll either need some flexibility in the location of your home, or you'll need to consider homes without pool that may be a little older than 5 years. Keep in mind that a 5-year old home is a baby in Dallas/Fort Worth. People are no longer able to treat a home like a disposable razor. They need to be hanging onto their homes to build equity for at least 7-10 years. We don't have harsh Winters here in DFW, so what you might consider an older home may be a great option for you at this price point. If you will consider a 2-bath or 2.5 bath home, you'll have more options, too.

The pool is the biggest issue for your search - most people here in DFW buy as much home as they can, and put the pool in later or never. Get with an agent who will open up your criteria to bring you some results and make your move to DFW with an open mind. I tell owners all the time about search criteria just like yours - especially the time constraint of 'under 5-years old'. You really aren't seeing the best that Dallas has to offer in your price point when you tie our hands in this fashion, and you are keeping some great housing options 'invisible' by your criteria.

Have a blessed day.
