Where to buy investment properties?

I have sold over 20 investment properties this year 80% of those were in Antioch. My Investors like the Antioch area and the potential upside. The other 20% are in Pittsburg, wich has some good established neighborhoods. Rents are good in both areas with good cash flow, if you can purchase under 120k. Buy, Fix and rent out is exactly what my clients are doing. We have a super crew of contractors and labor rehabbing the properties and I do the Management for around 6%.
