Lisa Culp Taylor answered:
The homes in Richard Glen that are currently for sale range in price from $373,000-$455,000. The home you have asked about is a foreclosure that has a tax appraisal of $543,700. Two homes in Richards Glen have closed in the past year at $439,000 and $430,000, those homes had a tax appraisal of $379,000 and $441,000 respectively. Richards Glen is in the City of Franklin ($0.434 tax assessment) and the Franklin Special School district ($1.14 tax assessment) in addition to paying the Williamson County tax ($2.03 assessment). So, when comparing this home to others in Franklin, this home is assessed approx. $1500 for being in the Franklin Special School district. (Note: Taxes are based on 25% of the assessed value of the property.)

I hope this helps. If you would like a list on communities in the Franklin Special School district for future reference, please feel free to contact me.
