Tell Greg that this is a new feature of Trulia based on their pulling data from both the MLS and the CRS tax system. As new listings come on the market, this feature will be more prominant on the Trulia site. The condo market over here had 36 units close in the past six months...there are currently about 20 under contract, and another 81 that are active....so this niche is still very soft....although it is not predictable what it will be in 5 years, so I wouldn't necessarily base your decision to buy on that. What should be a factor in your decision is the fact that single family homes here typically appreciate much better than condos overall.

It depends on a couple of things:

1) Which bank is it? Some have departments dedicated to short sales, others don't. And if they do, has the listing agent made contact with the appropriate staff to present any offers?
2) If the seller's mortgage is FHA, they are required to complete a short credit interview...has this been done?
3) Most banks require the seller to provide a hardship letter, financial documents, pay history and tax returns. If this hasn't yet been submitted to the bank, you could be waiting indefinitely!

Well, it might depend upon what your needs are for school-age children? Yes - Gallatin is a bit 'far-out'...I'd suggest looking in these zips - 37027, 37211 (gotta be careful here though), 37013, 37221, 37209, 37075, 37072, 37115, 37122, 37076, 37216, 37218, 37217, 37138, 37086.
