A realtor such as myself will do a neighborhood market study showing everything that has sold and the pricing per sq ft etc. A realtor generally works exclusively with the buyer to obtain the best possible terms and in most cases is paid by the seller, so you benefit tremendously work with a realtor that is looking out for your interests.
