Bruzer, The lenders who are authorized to use the $6000 state grant are listed on
http://www.utahhousingcorp.org. The $8000 is an IRS tax credit to be collected when you submit your taxes and this program does not have anything to do with your loan. This tax credit is available only for first time home buyers while the $6000 state grant is open to any buyers and to qualify for either program you must be an owner occupant. A few select banks are also offering a down payment match up to $5000. This program is only for lower income borrowers. Some builders are offering some private incentives which may work in tandem with the noteable ones, but is more or less a profit sharing program or just another way of saying they will take a price cut. The facts on the government programs are available at

Good luck with your home shopping. If you are considering a move to Box Elder County look me up.
