The last 3 sales were 115,000.00, 110,000 and 117,500. There have been some foreclosures and short sales in this subdivision.

The current fees here are 160 /month. You would have to carry your own insurance on the property since it is a townhome. I have been unable to confirm if there are any currently upcoming assessments. This particular unit is now under contract the next price of 76,000 is also under contract. The next price is 82,000 and is available. The 82,000 unit is a foreclosure. The insurance would probably run you approximately 1500/year. Sometimes that may vary with credit and various things from person to person. The taxes would run around 400/year for a homesteaded property and double that for an inestment. The condition of this foreclosure unit seems to be fair. It is difficult to tell just by the pictures. I have checked about the doc fee and there is none. They did say that there are some larger boats that as of lately been using a lot of electricity so they may start charging some of those 50/month because they are causing the electric bill to run higher.

Just confirmned that there are no additional insurance assessments. The 460 per month covers the building insurance. You would still need contents insurance which would probably run you less than 1000/year.

The latest condo fee's posted were 460. per month. I will need to check with the association and see if they have any additional assessments on an annual basis for insurance and such. In addition to those fees you would have your contents insurance (pd yearly), your electric bill, your phone and yearly your tax bill. The current tax bill for this unit is 859. per year.
