Hi Jmcc - It's really an impossible question to answer based on the information you've given so far.
It all depends on where on Flamingo the property is located because Flamingo runs east/west there are parts that are right on the gulf and parts that are much further inland. If you'd like, feel free to head over to http://www.HernandoLuxuryHomes.com/sellers and fill out the Find a Buyer form that you will find there. Once I have the information from that form (including the address of your property) I will be able to give you a good feel for what it could fetch in today's market. To give you a rough idea of what we're working with, there have been several lot sales in Hernando Beach North over the past 6 months ranging in price from about $75,000 - $300,000 depending on the location...
