Hello Mary, The brokers who have already answered your questions have given excellent advise. I really cannot ad to that except to reiterate that you must be priced realistically for the condition of your home. Not all buyers want to deal with the uncertainty of buying a home that is a distress sale. In many cases these homes have not been maintained and in the case of short sales there is no guarantee that the buyers offer will be accepted by the 3rd party. Some buyers financing options will not allow them to buy a home that needs repairs unless the seller can do the repairs prior to closing. Short sale sellers and foreclosed properties typically do not assist in repairs and or seller paid closing costs for the benefit of the buyer.
In summary, if you have a clean, well maintained home and have a professional Realtor guiding you on pricing you should not have to be as concerned about being in competition with distressed properties, as you might think.
