Education is important to me. I believe in these days you need to be an educated realtor. Designations I've earned are:CRE, EMS, SRES.
I've been an investor in real estate myself since 1985. I'm a landlady. I own a 4/plex as well as single family homes that I currently rent out. I loved everything about real estate and decided to become a realtor.

The title companies do mail out paperwork all the time. I can set up a web page for you that checks the multiple listing service here and sends up to date listing information to your e-mail.
Foreclosures and short sales are hard on the home owner. I walk with them each step of the way. I understand things happen that causes life changes. I work with the seller and the lein holder to help them through this process. I've worked with many home owners going through this.
I've helped investors with flips, 10-31 exchanges, finding great deals for rental income as well as selling their investment. I can work with investors in state or those out of state.

You'll need to talk to a lender to see what you can afford. Tell him your plans. At least you would be able to make better decisions as you proceed into the investment world.

With the market being what it is, you will need to look carefully.
