About Me
Certified International Property Specialist: I took on the challenge of acquiring this important designation because we are no longer local Realtors...our industry is now global. Our consumers need to feel as comfortable in our home as their own and by studying for the CIPS, I became education in the beliefs and customs of our worldwide neighbors. As a result, I created the Gladstone International Team. Between us, we speak English, Farsi, Spanish, Mandarin, Fugianese, Korean, Greek and Brooklynese.

Trans National Referral Certification: To acquire a TRC designation, you must first become a CIPS. This is the referral program used worldwide to further enhance our global presence.

Areas of Expertise
As an Educator to both Consumers and Realtors, it is my responsibility to be highly versed in all areas of Real Estate. First time buyers receive full consultation to prepare them for what is ahead. Sellers are fully versed in market conditions, home staging and what to expect.

Commercial clients (buyers/sellers/landlords/tenants/investors) receive information relevant to the successful achievement of their location needs.

Business Owners and Buyers will be dealing with trained, licensed Realtors to protect them in a state where licensing is not required for business brokerage.

Testimonials
You put a huge amt of effort into selling our home & went far beyond the call of duty; it was always comforting to know we had a consummate professional working for us. Your approach was positive & focused on moving forward regardless of the circumstances. You never made us feel we were burdening you w/insignificant requests. You answered all of our phone calls no matter what time. Cust Svc was always #1. Beyond professional attributes, you truly cared how this transaction affected our family. Chris & Pam Abeles.

I wanted to thank you tremendously on behalf of my family in taking time out to get everyone together to work out the glitches. Your role in this was essential, as well as vital, you being the arbitrator. We can't thank you enough for your hard work and resiliance in sorting this out. It is good to see that we are working with a true professional who cares. Again, Thank you. Sophia Khan.

No-one can put a deal together like you. You've stuck
with me through 12 nightmares. (I know you'll be there
for future ones) YOUR'RE THE BEST. JP Nel

As Vice President of Coldwell Banker Commercial, I would like to Congratulate you on your recent inclusion in the "New York Real Estate Journal." While working with us, your patience and professionalism and good humor was always reassuring. John & Josephine Adornato

Dear Gail, I am writing this letter to tell you how very much I appreciated working with you these past months while you sold my house. From the moment I met you, I knew that you were the right person for this task. You displayed a world of patience as you spent hours going over every detail of how you intended to market my house. I never doubted your capabilities to do an outstanding job for me. You were both positive and reassuring that things would go well. Here we are at the end of the line - mission accomplished. My house is sold , and at a better price than I had hoped for. You were always no more than a phone call or an email away. If I needed to speak with you, I heard back from you that very day. And when you could not be available, your trusted husband, Michael, was there to help. Gail, not only are you an outstanding realtor, you also displayed much insight and understanding for the feelings one goes through when selling "the old homestead". You magically turned every bump in the road into a smooth ride. I am now living in my new condo and am very pleased with how things worked out. While selling a house is quite a traumatic event, having you by my side helped to alleviate many worries. I would highly recommend you to anyone planning to sell their home. Many thanks and much appreciation for both your professionalism and your very caring friendship. Most sincerely, Judith Seidner

I would be happy to represent your property for a summer rental. This costs you nothing...the tenant pays.

When you reach out to a mortgage broker/lender, don't go for a pre-qual...it's not enough.

As for a full LENDER Pre-approval with only two contingencies...Contract & Appraisal.

This will put you in the same class as a cash buyer and get you the most consideration. Have ready your past tax returns (probably 3 years), pay stubs, etc. It's worth it! - Wed Jul 8 2009, 16:38
Gail Gladstone, CIPS, TRC, SRES, RECS answered:
Unfortunately in this part of NY, unlike other places in the US, the seller can entertain as many offers as they like and the house is not yours until you are FULLY in contract.

If anything, although maybe a little pushy, the Realtor, believe it or not, was doing you a favor by trying to move you forward.

My question is this, wasn't your attorney having any conversation with the seller's attorney? - Wed Jul 8 2009, 14:59
Gail Gladstone, CIPS, TRC, SRES, RECS answered:
Please contact a mortgage broker or lender for the proper answer to this question. If you would like several recommendations, I would be happy to offer recommendations...Gail@GailGladstone.com - Tue Jul 7 2009, 19:32
