Why do listing agents sabotage their own listings?

I allow all opens posted to the MLS to hit my site. I also post all my opens to the NWMLS. In fact last week, a Redfin buyer found our open house through the Redfin site. I think more exposure is better when it comes to listings and want them out there. - Fri May 8 2009, 10:37

Is this Home actually a duplex? Or a single family dwelling?

Hi Cliff - Just one side is for sale:) Townhomes in Seattle are popular and a great way to get into a primo property without dues, etc. You would share the wall in the middle - usually there are agreements in place for joint maintenance of the wall. - Sun Jun 28 2009, 15:11

Agent is not doing his job!

Kary is right about the clause in our NWMLS. There is a sentence in the Release of Listing form that eliminates the risk of you paying a double commission, but I would still get some legal advise in case things get tricky. I
n reading these responses, it seems pretty clear that most local Washington State agents agree that your annoyance is warranted. It just isn't the norm in our corner of the world to ignore any potential buyer- we all seem to agree that the house should be shown and exposed because our job is to sell it. That is pretty bad - sorry that happened to you. Unfortunately there are a lot of agents out there trying to freeze out buyers if they have agents and it makes absolutely no sense at all. The job is to sell your home. Yes, most brokers I know will release an unhappy customer from their listing - no one wants to work with someone when they are dis-satisfied. I am glad that buyer tracked you down. You need to know what is going on with your home.

I apologize that this happens. I don't agree with a lot of the arguments here - they make sense, but the bottom line is to do the right thing and that is to ge tthe house sold - even if you have to do extra work with out extra pay. Are you sure there weren't other circumstances? Maybe there is another side? - Mon Jun 22 2009, 16:30

Hi Joseph - While it is always great to try and get the best deal, the bank in all liklihood is not going to give you the house for $250k. They will order an appraissal and it will come back higher than that. It just isn't realistic. - Mon Jun 22 2009, 11:23
