Hi, To be honest a home is only worth what a buyer is willing to pay for it. A seller can ask anything they want, if there isn't a buyer willing to pay that price then it's not worth it. That's the technical answer...an appraisal is a professional opinion and the values can differ based on the purpose of the appraisal. Such as divorce, estae, or selling.

If you choose to not get an appraisal done, I take it you are paying cash? A bank will require it in order to fund a loan. Another way to go about value is to have your Buyers Agent do a Comparative Market Analysis for you. This is a comparison of what has sold in the subjects area within the last 3-6 months. I always do this for my buyer clients when preparing for an offer.
