About Me
I specialize in residential real estate in the general South Bay area. I am happy to handle listings and house hunting in Mountain View, Santa Clara, Sunnyvale, Fremont, Milpitas, Saratoga, Los Gatos, Cupertino, Campbell, and San Jose. I specialize in Willow Glen, West San Jose, Central San Jose, Downtown, Blossom Valley , Alum Rock and Santa Teresa neighborhoods.
I became a Realtor because I did not like the service I had received and wanted to do better for my clients. I care about each listing and enjoy helping others find the right home. My goal is to see you happy with your real estate experience. I am not out for volume but quality. I handle my own clients and don't refer my clients off to assistants. I have strong negotiating skills and over 14 years of marketing and sales experience. I am a strong advocate of internet advertising and use technology in a way that benefits my clients. I am a full time professional and an active member of the Santa Clara Association of Realtors, California Association of Realtors, National Association of Realtors, and the Women's Council of Realtors. "We used CJ as our real estate agent for both selling our townhome and purchasing a single-family home. I highly recommend her to anyone that I know that is considering buying or selling a home. From before the house went on the market until well after we moved into our house, CJ did outstanding work that went above and beyond what most agents do. First of all, I think that CJ really got to know us and our needs and wants. Because of this attention to detail, she was able to preview homes and determine if they were even worth our time. Through the process, we changed what we were looking for in a house several times, and she would always get me a new list almost immediately CJ was in near-daily contact with us throughout the entire experience. In addition to her contact with us, she also regularly was in contact with others that were involved in our purchase process. When some glitches came up with our loan process, CJ was able to get the information flow going when even our loan officer couldn't! Probably the most helpful thing about CJ is that she is willing to help in any way she can. "The last house I purchased was in 1982, and I had basically forgotten the procedures involved with such an endeavor. Fortunately in 2007 I met C.J. and found out she was a realtor about the time I needed one. Personally, I believe in serendipity and I knew that C.J. was placed within my radar for the purpose of finding the right home for me. We started looking at homes that she felt met my criteria and as we did so she fine tuned her selections, based on my opinions of the homes we viewed. She would always preview a home before ever taking me to it. Around that time real estate prices were really starting to drop, so I decided to wait for a while. When we resumed looking in 2008, C.J. still knew what I wanted and we started looking again. She found me the perfect little townhouse in Willow Glen that I just love! I was amazed at how much she knew about the current conditions and the future developments for the communities we searched. She was in constant contact with me about every detail. "Over the last year I sold one house and bought another. C.J. Brasiel helped me with both and was a huge resource in so many ways. During the purchase of my new home, she diligently worked with me as I looked at tons of houses and changed my criteria along the way. We finally found the perfect place for me. Once that was decided we closed rapidly and with no fuss. She is a super resource and flexible to boot. Then we worked on selling my old house. Her suggestions for improving the property to get the best price were spot on and she was really helpful with names of contacts who were reliable and did a great job. The pre-marketing also worked well to get exposure in the neighborhood and with other realtors. The bottom line is that I had an offer before the first open house! Who could ask for anything else? Buyer -

I use electronic signatures with my clients almost all the time. Occasionally, FHA underwriters will not accept digital signatures and I have to go back and get "long hand" signatures. I had one case where a short sell lender did not accept digital signatures on the contract and I had to have the client resign the contract.

My client's love it. Especially for the pound of disclosures that need to be signed. With busy professionals, clients out of state, and the simple turn-around time, digital signatures are a great program. Not to mention, I reduce the amount of paper going back and forth and eliminate the issue of blurry faxes. I love it.

I know that Docusign is working hard with FHA and other lenders to make sure that digital signatures can be accepted. I have heard that for every 12 real estate transactions we cut down and use one tree. I personally would like to see more programs like Docusign to reduce the amount of paper used on each real estate transaction.

I certainly would give your agent the feedback. The more we can drive the industry toward digital the signatures the better all the way around.

I assume you may nearing your loan contingency endpoint (14 days?) or have passed it. Hopefully, you have not passed it. Have your agent submit an addendum with an extension. Have your loan officer contact the seller and build some confidence that all is ok and that it is simply the new lending environment. If it is not an issue with the loan, the seller's agent should be able to help the seller realize a bird in hand is better than two in the bush. In other words...stay in contract...work with the buyer you have. I would not advise placing your deposit on the line for loan approval. Either get an extension or cancel the contract and keep your deposit.

Here is where good agents can make all the difference. Keeping the seller's confidence and managing the contract is key. AS LONG as your loan officer, loan situation, is on the up and up, you should be able to manage this through your agent and the seller's agent. If your loan is in jeopardy because of changing interest rates, or lack of documentation or....it may be time to consider to get an extension, look for a back up loan, or cancel the contract. Your agent should help guide you through the options.

buying home in almaden vineyards

Almaden Vineyards are much newer homes then most of the homes in that area. These homes are nice size but do not have a yard to speak of. The lots are quite small. It is a good area next to Dartmouth Middle School. Be aware that some streets closer to Camden have large power line towers crossing.

Termite( dry Rot) issue in the house?

Dry rot is simply the deterioration of wood as a result of fungus. To what extent and the cause of the fungus is what determines the cost to remedy. Is it an old problem (leaky something, non-painted wood exposed years and years to weather) or a new problem (toilet, shower, leaking water on to the sub floor day in and day out)?

The termite report should provide a cost to replace any section 1 (active infestation of wood by pest or fungus) and can give you a good ball park of the cost to repair. However, read the report carefully as many times it will indicate that once "X is removed further investigation may be necessary". An inspector can only call out what they see. If they take a face board off and find more damage the cost can go up.

As with any repair on a home, you must weigh the value to the repair. Can the repair be negotiated with the seller? Has the price already been adjusted in comparison to market comparables because of damage/repairs? These are questions your agent should be able to help you evaluate.
