Brad Gill answered:
HI Rhonda,

The multiple listing service (MLS) does not show any upcoming open houses for this property. I made contact with the listing agent, his office is across the street from mine and he says that the property is still available as reflected in the MLS; however they have received one offer to date, although it is a low offer.

It seems to me that if you were interested in this particular property now would be the time to contact your agent, or an agent in general if you are not currently working with an agent, and schedule a time to see the property. I am sure that any agent below would love to have the opportunity to show this property to you, this one included!

A couple of considerations about this property – it is a short sale transaction and there are two (2) loans on record against title, although they are both held by the same lender (and this particular lender is no longer in business). Also, the listing agent is a large REO sales agent which means that he has the experience and knowledge needed to get the short sales transaction closed. And finally, there is only one offer that has been submitted (which is a low offer), so if you have the right agent who is willing to work for you then they can hopefully figure out what the bank wants to see for their bottom line and get you’re the opportunity to pick up this property at an incredible price.

Good luck and happy house hunting!! - Mon Nov 30 2009, 17:26
