Mortgages for non citizens

I believe that you might need a "portfolio" loan, that is a loan that the lender does not sell on the secondary market. I would suggest that you call a good loan rep and ask if they do Portfolio loans and then go from there. Dear Cindy:
A short sale process, while requiring a LOT of patience, is not for the faint of heart. Much better to deal with an agent who has a team who is skilled in negotiating these things. The first thing to find out is what the seller owes on a property. Doing a title search will clear this up, because many times a seller will have a Home Equity loan on a property also.

Renting the house is your option even if you cannot cover the mortgage. Better to put some money in each month than go the foreclosure route. Where would you go? If you let the house go to foreclosure, you will probably not be able to rent yourself as landlords do credit reports before they rent to prospective tenants. As for a short sale, unless you have a job loss, etc. the lender is not going to be of much help as no longer wanting to live in your house is not going to want to make them pick up the loss on a short sale. - Mon Feb 23 2009, 06:07
