You could always just call the lender and have them go over your situation.
They don't have to pull your credit to give you an idea.

Closing Pushed Back due to lien on title

Julia,
I just went through the same thing. My buyer put an offer in and the home was to close in 30 days. Right at closing we found out it was in pre-forclosure. The other agent was not told this and they said the buyer was trying to just get the sale closed before it went into foreclosure. So maybe they are telling the truth.
It took us about 5 months to close. I negotiated a great deal though so the wait was sorta worth the pain of closing. We started in Dec 08 and just closed in May of 09.

You should look at your contract. If they can't close on time you may be able to get out of the contract. As I am not a lawyer I would have this looked at. This may save you a lot of heartache and frustration.

What is your agent doing? Maybe they should call their broker to figure this out, before it gets bad.

The best advice would be that if you were going to stick it out, is to have the seller put you name on the authorization list to call the lender. This way you can call them everyday to make sure everything is going on time. We found this out and it really sped up the process. Plus, my client still got half my commission so they were really happy.

Austin is a great place to visit and live. I am from up North, Wisconsin area so I know the value of getting away in the winter sometimes.
What type of home or condo are you looking at.
Condo's are nice as you would not have to keep up the outside. That is taken care of by the HOA (Home Owners Association).

I would have to agree with the other agents.
Pretty easy process that you found the buyer and now the buyer just needs to get with a lender and prequal. You could then have the buyer write you an offer then you two can negotiate.

I really like the area. Pretty near everything with easy access to main roads.
