Hey Pudge,

In this market that's a tough call. With as much inventory as most areas have, many agents that see a home has an accepted contingent offer will pass it by and take their buyers onto the next. However, many times a contingent buyer will make a stronger offer than a non-contingent buyer to convince the seller to take their offer. If you are the seller, your agent may recomend that you take a really good 48 hour contingent offer that's good for 30 days, then see what kind of action the buyers house is getting after 30 days and either extend the contingency or end it. - Tue Jul 7 2009, 18:59
