There really are only a few things to consider when purchasing a home. Location, aesthetic appeal, price and value. If you have determined thath Meranova at Mill Creek is a great location and aesthetically pleasing then the question of price versus value must be considered.
Price is determined by the seller. Value is determined by the buyer. No home will sell at a higher price than the buyer is willing to pay and therefore the value of the home is set by the buyer.
So why am I discusing this rather than worrying about the number of foreclosures etc? Because once you have determined the property's value by shopping around and looking at other similar construction in an effort to determine what their prices are like, then you can determine if the value of this property is equal to or different from the price.
Once you have determined the value make an offer and purchase the property as long as you like the location and find the property aesthetically appealling. The fact that there are no foreclosures or a lot of them has already affected the price. Your goal is to determine value.
