A near-ideal place to live

I say near-ideal because anyone not prepared for Texas summers may be in for a surprise. Fortunately, air-conditioning has been invented.
This is the fastest growing city in the nation above 50,000. We are Austin metro, about 25 minutes south of downtown. And about 50 minutes north of downtown San Antonio, so there are all the attractions and amenities of two major metropolitan cities within easy reach. The gorgeous San Marcos river bubbles up out of the Edwards Aquifer inside the city limits then slides through the middle of the city. Water so pristine and clean, you can drink it without worry. The city is home to the rapidly growing Texas State University and it's 35,000 students. The campus is pretty, the new stadium is impressive. Our elementary, junior and senior high schools are all either new or renovated and updated within the past decade. Crime rate is low, neighborhoods are safe. There is a lot of civic pride here. You won't see much litter or graffiti on buildings.
Housing costs are reasonable with single family homes running about $100 a square foot. With the rapid growth of TSU there has been even more rapid development of apartments and condos, consequently at the present time the occupancy rate is now where close to maximum, so there are good deals to be had in rentals.
San Marcos has an excellent hospital and there are others nearby, just to the north in Kyle and to the south in New Braunfels. There are many physicians and specialists in all fields either in town or less than a 30 minute drive away.
Within the city limits, but about five miles south of the courthouse square are the San Marcos Factory shops, one of the largest factory outlet malls in the nation. It is the third most-visited tourist attraction in the state. Why it is classified as a 'tourist attraction', I don't know. Residents don't venture out there on the weekends, but during the week we can breeze in and out of any of the hundreds of stores and take advantage of some of the best deals in the nation on clothing, cosmetics, hardware, cooking supplies, etc.
