San Clemente is also labeled "The best Climate In The World' we pick up the warm breezes from the desert and have the Pacific ocean at our door step. with a small town vibe, downton San Clemente and a San Clemente pier with a couple fo train stops, makes San Clemente the last bastian of "missle class beach town in Southern California " (Ha! Ha! I say that since Camp Pendelton marine base seperates us from San Diego County) before crossing from the Orange County Line into San Diego County, San Clemente however truly is the last original "surf mecca" for the So Cal coast, yep ...we have Old Man's, Trestles, home of the former Western White House at Cypress Shore oceanfront gated community fromthe Nixon era. More and more home buyers are realizing the charm of San Clemente and with toll roads making it easier to get to LA or downtown San Diego and access to airports makes it an ideal location. I am proud to be a 23 year Realtor member and only brokerage in and around the San Clemente region soley dedicated to buyers. Buyers no longer have to wonder if the agent or office is working for the seller or listing side of a home purchase. Buyers see all cities in both Orange and San Diego County with the unique factor buyer only representation allows a larger geographical swath of coverage for areas we are knowledgable in all the market conditions, good and bad neighborhhods and offer real estate buyer representation in its purest form . Yes, zero down and low down payment loans are a little of a challenge in this market with so many cash buyers or large down payments but they are still getting accepted without asking for any closing costs. Let me know if I can be of any assistance as I assist many agents and their clients throughout CA with financing. I offer stated income loans as well with 30% down and minimum 700 fico score for self-employed, W2 wage earner or even foreign nationals with no US credit scores...

That sounds graet. On the foreign nationals, what would be the required min down payement?
And, do they have to show proof they file some type of income tax here, or does not matter?
I had Dubai buyers and they own biz maked $400K a year in Dubai, he was from here and wife British. He showed us taxes $100K a year income. I told him before arriving and one year on my searches and getting to know them, please speak with a lender first. They figure they had huge down and big income no worries. They could not get a loan. They found three places they liked and missed them even trying. So really interested in what the basics are the buyer being foreign national should plan on to buy with financing here also, ballpark on the interst rate currently? To make sure it is not hard Money interest rate, since that wil be asked of me...

Thanks Cheryl! always good to know. Big challenges with Va buyers up against cash buyers and tough appraisals. I had one end of year who had 4150K down on $300K purchase and he was right on edge to qualify eeven with larger down on a $300K Fallbrook purchase on two acres splittable lot four bedroom home and I saved him a few thousand off price and it appraised $20K under price. He was wiling to come out of pocket on difference, but not $20K. Than his mother said she would cosign on the loan and changed her mind, after he spent money on inspection and appraisal. So tough right now for both VA and FHA buyers with all the cash investors to compete with and tough appraisers.
