Which would you rather have? Where do you see the most value?

Value for money, when it really comes down to it, is all about person preference. Yes, for the most part, we all understand the value of a dollar and how hard we have to work to earn it, but when it comes to making large purchases our ideas of value can differ quite drastically. As a car lover I can see the value in expensive and exotic European super cars, but ask me if I think spending $300,000 on a wedding is a good idea and I’ll more than likely laugh in your face. Therefore today we have chosen two relatively priced homes in the West Hollywood/Hollywood area of Los Angeles and we want you to tell us which home has the best value for money in your eyes.

Comparison #1:

900 N. West Knoll Drive #5, West Hollywood, CA 90069

Three bedrooms, two and a half bathrooms in 2,600sq.ft

Asking Price: $1,425,000

Listing Remarks: Prime West Hollywood living at its best! Conveniently located close to cafe’s & eclectic shops, this striking multi-story Architectural Townhouse features a massive rooftop deck perfect for entertaining & fully equipped, ready for you to create your private sanctuary and take in the panoramic views of the Hollywood Hills. Open gourmet kitchen w/ beautiful high-end European cabinetry & Viking appliances. Step down living room w/ soaring ceilings, fireplace, plus access to a lush private garden/patio. Upgrades include: Russound Integrated surround sound w/ 7 flat screens, 2-zone A/C & heat, alarm system, recessed lighting, built-in bookcases, automatic window shades & gorgeous hardwood floors. Upstairs features 3 spacious bedrooms with ample closet space and 2 bathrooms. Side by side laundry room located on main floor. Downstairs is a huge bonus/media room and private 2 car garage with direct access & extra storage. This home has it all!

Real Realty LA Remarks: You may remember two months ago I leased a unit in this building to long time clients of mine and in the last two months it has quickly become like a second home to me. The open layout of the main living area is still cozy and warm whilst being modern and sleek. The bedrooms are all very good sizes (I will admit the bathrooms are very disappointing – WAY too small) but my two favorite features of this development are the laundry rooms (it’s actually a proper laundry room off the kitchen) and the private two car garages with remote control doors in the already secure access garage (Never seen this on any other development in WeHo).

It is a very well designed building in a truly fantastic area but at $1.4 million is it worth buying over a house? That is the question all potential buyers will ask themselves and basically it will all come down to lifestyle choices. Neighbors and common walls plus $480/month for HOA dues, but in return you don’t have to worry about maintenance, upkeep and gardening.

Real Realty LA Remarks: With great restaurants, cafes and stores the Melrose District just east of Fairfax Avenue is a great area for singles and families a like. That is why we believe this home, listed just this week, will go into escrow very quickly. With four bedrooms, a formal living room, dining room, breakfast nook and family room, this home truly has everything anyone could want in a house.

Home ownership does come with its own set of issues, you have to be an exceptional saver because when something breaks you are the one digging into your pocket to repair it, no HOA reserve here). The outdoor space, whilst perfect for entertaining in the summer and a place for you to see if you really truly do have a green thumb, does need to be maintained. Those privacy hedges need trimming every year and if you aren’t doing it, you’re paying someone else to take care of it. As with anything its all about the pros and cons and what out ways the other for you.

So you’ve seen them both, which are you leaning more towards? Let us know your thoughts.

Both homes are currently for sale.
