"Rent to Own" is my top program
I purchase properties at auctions with my investors frequently. We then do light rehab and market the home as a "Rent to Own" home. I usually lease the properties within a few days or a week. People fight to put in their applications with me because of the fact they may not be able to achieve financing under current underwriting conditions. The number one problem I'm facing is the fact people don't have 2 years on the job with the current employer. Because of the changes in the economy, people have been taking new jobs in the last year and this will not qualify them as loan applicants. The next major issue are credit score issues. I work with the people to "re-code" their credit. Their is a fee involved with an outside company; but can be well worth the $1500 expense if it means being able to have prisine credit in a few short months, instead of a file filled with late pay's, bk's or foreclosures weighing down the scores.
