Austin is literally exploding with exciting new modern homes, especially in the HOT East Austin area. Known as the 7th â€œHippest Hipster Neighborhoodâ€œ, East Austin has a little something for everyone and is literally the most affordable close-in neighborhood to downtown. But, as the east side grows in popularity, prices have begun to increase dramatically.
Even with this price increase, East Austin remains a relative bargain if you want to be close to a vibrant and ever changing bar, music, arts and retail scene. So much development is occurring here that it is literally hard to keep up with the pace of it, even as an East Austin resident, Realtor, modern home ownerÂ and Modern Home Specialist, myself.
If East Austin isnâ€™t where you want to be, donâ€™t fret â€“ there are modern homes of all shapes, sizes and budgets available throughout Austin, including manyÂ very affordable condo and townhome options.
So, how should you begin the process of buying a modern home in Austin, Texas? If youâ€™re new to town, my best advice is to seek out a knowledgeable Realtor who can take you on a detailed tour of the city, showing you the various neighborhoods and amenities within each one. As a modern home specialist, for example, I continually comb the entire city for newly listed and constructed modern homes and always have this list available, freeÂ for my clients. Current Austin residents can benefit from working with a well-versed Realtor who can show them the best available inventory and connect them with architects and builders who specialize in this area.
In East Austin, Newcastle HomesÂ has been one of the most successful and prolific infill builders of semi to full custom modern homes for more than 10 yearsÂ (I own one myself!).Â Newcastle Homes frequently works on projectsÂ in conjunction with some of theÂ most innovative and thoughtful architects in Austin, such as Francois Levy, who places a premium onÂ important aspects of design, such as solar orientation. Proper solar orientationÂ plays a big role in heating and air conditioning expenses, especially here under the hot Texas sun. Solar orientation can also have impacts on the lifespans of interior finishes and furnishings, as harmful UV rays can wreak havoc on floor coverings, upholstery, etc. Other respected designers in the area are isARK StudioÂ and the venerable Dick Clark Architecture, to name just a few.
Other local builders are also cashing-in on the modern home craze here in Austin. Wes Peoples Homes is currently building an enclave of bright modern homes in EdgewickÂ with prices starting in the $170k range. These efficient designs are located in a gated South Austin community with easy access to all of what people love about Austin, such as the famous South Congress Avenue (SoCo)Â shopping & entertainment district. MX3 is another builder that has been especially active (they are building 3 new homes within a stoneâ€™s throw of mine), with designs that are perhaps a bit more tame in comparison with some of the others in town.Â While they have focused heavily on the east side as well, I have noted their homes in various locations throughout the city.
