What's New in New Construction

Knowing our real estate inventory goes beyond what is listed in the Multiple Listing Service, especially now with our limited inventory.

Home Buyers looking to purchase without multiple offers have the opportunity to purchase on a first come basis with new construction.  
    (Side Note:  some new construction do hold a lottery, but not all)

This week my tour of New Home Construction included Taylor Morrison's Cherry Blossom community, and Pulte's Pepper Lane.  They are located next to each other and actually share some of the common amenities and the same Home Owners Association.

Let's start with Pulte's Pepper Lane.  This high quality 158 town-home community features 4 plans ranging from 1129 sq. ft. to 2006 square feet with prices starting from the mid $450,000 to over $600,000.  They include a 2 car attached side by side garages.  Relatively low HOA dues starting $206,50 and at Build out down to $148.75.  School scores range between 755 and 866.

On to Taylor Morrison's Cherry Blossom.  This town-home community consist of 53 lots with a mix of two car tandem garage and some two car side by side garage.  Plans range from 1297 sq. ft. up to 1738 sq ft. with prices in the mid $450.000 up to high $500,000.   Floor plans are similar to Modern Ice as this is the same builder.  They are in their early phase and new releases to follow.

When inquiring about new construction and Buyers who would like to have their own agent representation, it is very important that the Buyer's first visit to the new home community is with their agent.  Otherwise the community may not cooperate with compensation.    HOA fees are in the same range as Pepper Lane.

Great post Terri...there's a lot of great new home developments popping up in the valley which can offer the right homebuyers a great opportunity to purchase a new home...plus, a lot of the builders are taking great care of their buyers by offering extended home warranties. A lot of agents forget to show their clients new home developments...I just sold a couple of homes in Taylor Morrison's development in Hayward - The Grove at Cannery Park...and it was an excellent experience for us both!

Yes, Bradley, and if the Buyer uses the preferred lender, they often offer credits towards closing cost.
