Temecula Market Update, Oct 1, 2012 - another 8% price jump!

Temecula Market Update, Oct 1, 2012:

Temecula continues to be a very hot market with low available inventory.  This summary is for single family homes in Temecula and compares the changes from end of Sep 2011 to end of Sep 2012.  

The number of homes for sale declined dramatically, from 887 to 427, a 52% decline!
The number of homes that sold increased from 132 to 165, 25% increase.  

This affected the available inventory significantly.  It dropped from 3.9 months down to 1.3 months. Please refer to graph below:

How did it affect the price level?  

The median sold price for single family homes increased from $272,000 to $295,000 (8% increase)

Currently, there are 381 homes available on the market
