WHY did a HOME OWNER cross the Road?


Lets start the day with a question. Why did a Home Owner in Manchester NH cross the road?  Before i answer I need to set the scene and tell you this is not a riddle and no not even a trick question. A true story that happened yesterday. 

I have a listing in the desired North End of Manchester. I had 4 showings scheduled yesterday and placed them all in 30 minute increments. Such as 12noon, 12:30pm, 1:00pm and 1:30pm. 

I arrived at 11:45am to open the home and turn on the lights. The showings started soon after. As I am showing the home some other buyers pop in and said their agent told them to drive by and they saw me showing the home so they wanted to see it. I asked the politely to walk around the outside and as soon as I was done showing this buyer I could take them in.

As my appointments showed up it was a flurry of activity. Just what we want is buyers to see other buyers to spur interest and excitement. QUE the neighbors who walk across the street towards the end of my last showing. They had an excited but puzzled look about them. They approached and I introduces myself. As the last potential buyer drove off they told me they live down the road and have their home listed. They said their agent has not showed it. That their agent after a week of calls emailed them and said "the market is dead, there are no buyers looking right now."

Now with a puzzled look I replied as you can see, that is not quite how our market is. There may be a shortage of homes for sale, but there seems to be no shortage of Buyers ready, willing and able to buy a home. They said "but we were told no one looks at homes near Christmas." Again I replied as you can see that is not quite true either. People who are looking for a home during the Holidays are more ready to buy and not just "Lookers."

They then asked me why the listed with who they did. I began to smile because I used their home as a comp and noticed that at what it is priced at, it should sell quickly. I told them I can not answer" why they did anything." They replied "They looked for the person who sold the most homes and choose them because they have to be better." They told me their agent is not advertising, that they don't return calls and that they have not even shown the home yet. They also said that within a month of being listed the agent emailed them to reduce their price.

I told them all agents are not created equal, so your choice in agents is one of the most important steps. They soon left and within an hour i got a call. They wanted out of their listing agreement with the agent who has not given them the service they need and wanted to list with me. I told them when they get a signed release I would be more than happy to assist them.

THE BEST TIPS WHEN CHOOSING AN AGENT: You will want to hire a LISTING AGENT who is FULL TIME and WELL EXPERIENCED with your type of home and with the area your property is located in.

a. Why FULL TIME: You should choose a Full Time Agent because their sole job and focus should be on Selling Homes. The key to home sales is being able to be available in that short notice that a buyer may give to see your home and write an offer before they move on to the next home because they could not get into yours.

b. Why FULL SERVICE: With discount brokers you may get discount services. Nothing beats a full service marketing program working to market your home, attract potential buyers and get your home sold.

c. ASK QUESTIONS? Do they show they answer their own phone? Do they return email and voice messages? Do they show their own listings? Do they provide feedback after showings? Bigger is not better, just bigger. It is important to have an active agent who provides that personal service than to want a big national company just for their name.

In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advantage of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.
