Helping Seller's Stress
It's a tough market out there.Â Selling a home in the best of times can be stressful with strangers walking through your home while you wonder if they liked or hated the home you have so much invested in.Â In these tough times that stress can be multiplied by the economic crisis, falling prices, rising inventory, and longer months on the market.Â
Here are two tips for making the selling process a little less stressful.Â
Number one and above all....get the pricing right.Â The key to a successful sale in this tough market is pricing your property to attract as many buyers as possible.Â Overpricing is a stressful waste of time.Â
Buyers believe this is a buyers market and that they should be able to "steal" a home.Â Lowball offers are the standard right now.Â And it seems the more the home is overpriced the less attention you get and the lower the offers that do come in.Â
Be sure your Realtor does a good job on the comparable market analysis and then consider pricing it right at the going market rate or even a little below.Â This is not the market you'll be making your fortune.Â If you're selling now, you presumably have a good reason to sell, so keep the price realistic and you will see the buyers come forward.Â
When those buyers come forward with a lowball offer on your reasonably priced home, don't take it personally, don't get mad and don't give up.Â Simply take a deep breath and make a reasonable counter offer.Â If you are priced right to begin with you can hold your price with confidence and confidence is the key to a successful negotiation.
The second tip is to get your home in "show condition".Â There's a lot of inventory out there and yours has to stand out from the rest.Â So many sellers don't prepare for showings, you can stand apart from the pack by cleaning, staging and making your home appealing to all buyers.Â While your home is on the market, it is more of a product than it is your home.Â Think about how retailers arrange their stores.Â Be sure your house is bright, shiny, and inviting.Â
