Spring 2010 - What will it Bring?

Good Saturday Morning Everyone,

As Spring approaches the White Mountains, property searches are on the increase.  The Buyers are beginning to search the web to see what is out there and what pricing is doing this year.  It will be a month or so before they actually start to venture up the mountain to actually look, but it is a good sign of things to come.    Things won’t really start to pick up for a while yet because the snow is still to deep in some areas to even access the properties.  Winter isn’t over yet either, but at least we are progressing toward better weather.  If traffic on the main road last night is any indication, people are beginning to venture to the area if for no other reason to get in on the last months of skiing or to see how their homes have weathered the heavy snowfalls of winter.   Many didn’t fare too well.  In driving around yesterday I saw a lot of porch roofs that had collapsed, many a tin shed with it’s roof caved in, and even a couple of add-ons that the roof had failed under the weight of snow.  It has been one of the hardest winters even the old timers in our area have seen in a very long time. 

So, what can we expect for Spring in the Real Estate world?  Truthfully, I really don’t know.  A lot will depend on how the lending situation is and if the economy shows signs of growth as the winter wanes.  I do know that we are going to still see buyers looking for those foreclosures and short sales and I can’t blame them.  These are the deals to find if you can find them!  Right now in our market there aren’t many left.  I am not sure whether that is because the banks are holding them back or if the distressed sellers are finding ways to prevent them from going through the foreclosure process.   Perhaps the Banks are finally making progress with the Loan Modification Programs or maybe people are simply in a better place financially than they have been.  I hope the later is the case.  It would be nice to know that people are beginning to recover after three years+ of negative news and economic growth.  I would like to think that means things may be beginning to turn around.

I couldn't say it better. It would be nice to see the Real Estate world settle down a bit.

New construction has really turned around for the good this year so far for us at Standard Pacific Homes. We are very blessed and excited! Best Wishes to all of you :)
