When selling, it's important to choose the right agent from the start.  Changing agents is not the key to getting your house sold.  Just like choosing any professional, pick the correct one before starting down the road with them, don't change during the process.

When choosing a doctor to treat you, often a second opinion is called for.  Or maybe a third.  But it's unwise to change once treatment is underway.

What happens when selling most often is that sellers fail to listen to their agent who may have been chosen casually.  I mean is there anyone who doesn't have a friend or relative in the business?  And agents fail to correctly instruct sellers how to get their homes sold.

I have seen plenty of homes listed for sale that had never been staged or properly prepared and are overpriced.  When these issues are addressed from the start homes will sell.  Especially when the market is red hot like it is down here right now.


I could show you many examples of sellers who overprice houses then think the problem will be solved by changing agents late in the game.  And it is often the second or third agent who finally gets the price down where it should be and ends up selling the house.
