Carmel Pending Sales Rise 15 Percent in First Quarter of 2013

The Carmel real estate market saw a 30.2-percent drop in the number of homes that were listed for sale from January through March of this year relative to this same 3-month period last year, or 467 versus 669 respectively. The most recent average of 467 listings per month is also 13 percent below the previous quarter’s average of 535 listings per month. For the month of March itself, there were 496 homes on the market. This represents a 31.7-percent decrease in total listings versus this same time last year. Including March, 2013, the 12-month average number of homes listed for sale is 615.

Total sales were up 18.3 percent as a total of 291 closings took place from January through March of this year relative to this same quarter last year. Versus the previous quarter’s total of 359, however, this is a 19-percent decrease in sales. Comparing the month of March itself to this same time 1 year ago, there were 10.6 percent more homes sold, or 125 versus 113 respectively. The 12-month average number of Carmel homes sold each month is 135.

The first quarter of 2013 saw a total of 390 pending sales in the pipeline. This represents a 30-percent increase over the previous quarter’s total of 301 pending sales. On average, there were 130 pending sales reported during the most recent quarter, or 15 percent more versus this same quarter 1 year ago. The 12-month average number of pending sales reported each month is 136.
