Buyers and Sellers need to remember that the listing and selling price typically differ because the listing price doesn't reflect what the market will support.  This is done primarily to allow for bargaining room.  A listing 10,000 over valued will sit on the market until there is a price reduction, or a lower offer.   Making the offer at full listing typically allows for negotiating of other areas of the transaction, like closing date, repairs or appliances, to just name a few.  The biggest reason to use a dedicated buyers agent is to have a professional at your disposal to step up to the plate for you and negotiate the property well.  It is a buyers market, which means the sellers will cater to you-the buyer.  Happy hunting.
