I'm an agent in Austin, TX and I specifically work the zip code 78745.Â I live in 78745 and my office is in 78745.Â I own a commercial building here.Â I have been in the real estate and construction business for many years, selling my first house in 1985.Â I have done quite a few rehabs.Â I was a material estimator and inspectorÂ for new home construction for several years.
I work with buyers and sellers.Â As a buyer's agent, I am adept in spotting structural errors in properties.Â My best asset though is negotiating price with the seller's agent.Â I am also very good at negotiating as a seller's agent and promoting the property above other properties in the area.
In 78745, I am specifically seeing a lot of buying opportunities right now.Â Frankly, it is quite shocking.Â In my neighborhood alone, I'm seeingÂ several price reductions of 15-20% from the peak last year.Â I am notified by the MLS of price reductions every day.Â Many of these properties are languishing on the market when they would not have 18 months ago.
I think there are several factors contributing to these opportunities even though this is Austin and we are suppose to be 'immune' to the real estateÂ problems nationwide.Â Funding has essentially dried up.Â There are currently no stated income loans.Â Buyer's are concerned about their future financial position.Â Buyer's are waiting to see what happens.Â There has been over-development in Austin from developers basing their plans on the surging demand 18 months ago.Â Once that machine is begun, it is hard to stop.Â
These factors have left sellers in a precarious position.Â Although it would be wise for sellers to weather the storm, some sellers may not have that option.Â Many sellers purchased their home four or more years ago in this area when values were much lower.Â If they are in a position of needing to sell, they may be able to take lower offers on already reduced prices.
I think there are currently many buying opportunities here for buyer's qualifiedÂ with a full documentation loan.Â I have an excellent record in finding values for my clients as well as forÂ myself.Â I personally have never taken a loss on any property that I have purchased.Â Let me know how I may be of service.Â Looking forward to working with you.
