Rancho Solano Home Sales Report For August 2013The Rancho Solano home sales report for August 2013 for this Fairfield, CA community reflects the limited inventory available and steady home values that are likely to remain through the summer.  Of the five homes currently on the market, none have recently raised or lowered their asking price.  One home came on the market in the past week.

Of the 9 homes that closed escrow in August, 4 sold in 30 days or less and only 1 sold in 60 days or more.  2 homes sold above listing price and 5 sold below listing price.

A quick note about listing prices: they do not reflect actual market value.  Some sellers set there listing price at what they believe to be current market value, but most have an asking price well above market value in anticipation of having to negotiate downward or price their home below market value to try to create a bidding war.  Therefore, the listing price and whether a home sells above or below it is not a reliable market indicator.
