Wherever you are thinking about buying real estate, you must look at "Recent Sold Comparables", when deciding what to offer on a property. 

Many who listen to financial advisors that report the doom and gloom of real estate, just to promote their own investment models, will miss out on the most popular areas as the economy recovers.
  Certain areas are beginning to rebound, slowly and we are seeing multiple offers on the nicest properties in the most desirable areas.  And they are priced 40% - 50% what they were in 2006.

Make sure you speak to a Real Estate Professional who is familiar with the particular area you want to purchase property in.

Jane -You are so right it is important to see what has sold in the specific area. Even within a county market trends can vary significantly.
