A happy December to one and all. As we approach the end of the year let's take a look at the Highlands Ranch Real Estate Market for October, 2011.


As we're closing out the year we continue to see the same trends we've been experiencing all year. The number of homes sold continues to show modest gains, while the number of homes currently on the market, as well as new listings, continues to lag significantly over 2010.

The condominium market really could not be more consistent when comparing 2010 year to date sales to this year. Yet once again we see a significant reduction in active and new listings.

Average sold price is a stat would put out there for you to see but really has no relevance to the market. When we see that condo sold prices are up nearly $40,000, that doesn't necessarily mean your condo is now worth an additional $40K. Again we see good news for the Highlands Ranch Real Estate Market when we look at the numbers for the absorption rate in October. This number does track back to the reduction in new listings in our market, when there are fewer homes for sale, they do tend to sell more quickly. What these numbers tell us is, on average, if you list your Highlands Ranch home for sale it will sell in 4.5 months and your condo in 4.7 months. An average, though compared to this time last year, good news for sellers.
