What to Expect When You're Expecting... a Good Realtor

First time home buyers often ask the question, "What does a realtor do?".  Not only that, experienced home buyers are often unsure of the protocol of what a realtor is responsible for.  Here is a brief guideline of some things you can expect and not expect from your realtor...

1.  If buying a home, a realtor will show you homes.  A realtor should show you homes that you want to see, not what they feel you should see.  Yes, there should be some consultation, a little discussion if an agent has concerns, or maybe some suggested properties but remember it is supposed to be about the client not the agent.  However, please be considerate to the realtor and pare it down to a reasonable number of homes.  Remember you are most likely not their only client and they need time to help others as well with Rochester NY homes for sale.

2.  If you are selling a home, a realtor will show your home.  If you list your home with an agent that agent should try to put your home in the best light possible.  Expect them to take good pictures for all literature and the MLS.  You should also try to be as flexible as possible if someone wants to see the home.  If someone wants to see the house in an hour, do everything you can to make it happen.  Each lost showing is a lost shot at a sale.  On the other hand, feel comfortable to say no when you really must.  You have 3 sick kids and can't pack them up to leave right now, just suggest an alternate time.  If a homeowner is struggling with control issues it can often hinder a sale.  Just be open to what comes.

3.  A realtor should return your calls.   Your agent should return your calls within a few hours.  Mind you they do have other clients, other appointments, other Rochester NY homes for sale and even personal lives they need to take care of.  But if you feel like your agent is dropping the ball by not calling you back for days, you might want to find another one.  But as I said be reasonable, remember just like you, realtors don't work 24 hours a day.  Please try to keep calls to mid-morning to early evening.

4.  A realtor should answer all of your questions.  No question is ever too silly, feel free to ask.  An agent should answer all of your questions.  If you feel you aren't getting answers or feel like you are a nuisance, you might want to find another agent.  If a sale is taking place, feel free to ask the realtor what will be expected of you and when.  Being prepared is half the battle and the realtor does have a duty to make sure you are prepared.
