A non-refundable fee of $50 per applicant 18 and older, is required to cover the cost of reviewing credit and criminal background, income verification and rental history. Each application must be accompanied by a separate security deposit in the form of certified funds (i.e. money order, cashier?s check..) to hold the apartment. Deposit amounts will vary based on the property in which you are applying for. Applications may take anywhere from 24 to 72 hours to process.

Qualifications:

Lessee must be at least 18 years of age.
Applicant must have satisfactory rental history.
Applicant must have satisfactory credit history.
Income must be verifiable and must be equal to or greater than 2x times the amount of rent. Some examples of verifiable income are most recent pay stubs, letter of intent ( if newly hired) award letters, etc.
Applicant has the right to provide the landlord with a Portable Tenant Screening Report (PTSR), as defined in §38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. The landlord may limit acceptance of PTSRs to those that are not more than 30 days old. Confirm PTSR requirements directly with the landlord.
