It reminds me of earlier today when I was out touring bank owned homes. It is amazing to me to see the difference in the condition of all these homes. Most don't have pride in ownership. This was not the case today.

Not too long ago I attended an auction in town on a manufactured home. This 1900 sq ft home had 3 bedrooms, 2 baths and sat on a little over 1 acre. It was last listed on the MLS for just under $160,000. This auction was conducted by a professional auction house on site. The opening bid was $25,000. There were only two bidders and one was successful for just over the opening bid amount.
Now, to the casual observer it would seem as though this bid winner was getting the home for a "screaming deal". But in reality the bank did not accept this offer. I wonder why? The winner bidder stopped by my office not too long after the auction and let me know that the bank did not approve the purchase amount. (Check the fine print on the auction information...the bank has final approval on all bids).
Was this buyer upset? No...This buyer knows that by securing the winning bid they now have open negotiations with the bank to secure the home without any competing bids. When the bank contacted the buyer to let them know that their bid was insufficient they then started negotiating a new price. The bank's objective is to sell the home, so now the buyer has the bank's undivided attention.
Is this the best method for a buyer to purchase a foreclosed property at a reduced price? Maybe...it depends on the knowledge and patience of the buyer ...and the willingness of the bank to sell its property.
The other day my partner in crime and I were touring some bank owned homes in the area. We came across this cute 3 bedroom, 1 bath home on a nicely treed city lot. It is centrally located and has tremendous potential. It will need some new flooring and paint and minor TLC.

Right now the home is priced to move at $89,900! That's just $80 a square foot. What a deal!
