A house priced right will sell within one month of the listing date if the seller is willing to prepare the home before it goes on the market.  A key mistake that many homeowners make when they are trying to sell their house is to set the sales price too high or too low.  Set the price too low, and you cheat yourself out of some extra dough. Set it too high, and the property is liable to languish on the market for ever.

To sell a house quickly for the going rate, you need to offer a house that is in as good or better conditions than comparable houses in your area at a price that is slightly below market value. Don’t get greedy, the longer the house sits on the market, the more money you are losing.  Staging the house is the key for a fast sale.  Get inexpensive furniture and art work, hide religious icons, open windows and set out a beautiful bouquet of fresh-cut flowers and this will pay off dramatically for you.

The more people are aware that you have a house for sale, the better chance you have of selling it quickly at the best price. For the house to sell fast, the buyers have to picture themselves living in it. Clear off the kitchen and bathroom counters, and make sure the house is impeccable clean.

Making the big sale is not a secret; it is all about curb appeal. First time home buyers are completely unaware of what they want in a house until someone tells them. A very important part of selling quickly is how well your listing agent markets your home. Before you list your property, as the agent for a complete marketing plan. The marketing plan needs to include multiple on-line venues. 90% of buyers shop on-line, before they decide to view a home in person.

Great advice to the prospective seller!~ Overpricing a home with the expectation that "We can always come down" is a bad idea! You may lose the chance to sell to really motivated buyers who won't be back because your home is out of their range. Pricing right is critical to success!

The listing price must put the house "in" the market not just "on" the market.
