I recently switched real estate companies, NOT because I wanted to but because I HAD to. And since I've made the switch my business has almost doubled, possibly even tripled, because of the move. Now, how does this relate to short sales? Let me explain.
The reason I HAD to move was because the company was declaring BK. The company's financial stability was way below what its current debts were and they needed a clean start. Essentially the same type of situation a short sale seller would find themselves in. Some type of financial hardship where they can no longer support their debt (home mortgage) so they need to get out from under it.
Well, in this instance, the move I made to a smaller, more versatile, more technologically advanced real estate company, has made all the difference. The speed of information processed here coupled with the experience and exposure has allowed me to expand my business effortlessly.Â
The area of expertise in this new company is Short Sales. And what I have come to learn about short sales is this: just like a cardiovascular Dr., neuro-surgeon Dr., or any other profession that has a very specific set of knowledge and tools, selecting your short sale agent (or team) is paramount if you want your short sale to be completed correctly and without recourse
Now, at my new company, we have a team of people. Not just 2 or 3, but literally 10-15 people dedicated to negotiating nothing but short sales that we bring them. And on top of that, we have an attorney firm handling the bank negotiations as well, to further push along our sales as fast as possible.Â
All this new information on how short sales are processed from the inside out has literally expanded my knowledge on short sales but also has enable me to educate my clients on how a short sale gets done from start to finish with complete confidence.
Yes, the process is still the same, but with the right people in place, asking the right questions and having someone with initials "JD" at the end of their name does help; but in the end, if you choose the agent who thinks they can help, well, that process just got twice as long.
So for me, making the right choice in companies has made all the difference. Choosing the most successfull and knowledgeable short sale agent can do the same for you or your client.
